1. Agreement to Terms
By accessing our website, requesting a quote, booking a service, or otherwise using any offering of Chara Cleaning Services (“Chara,” “we,” “us”), you agree to be bound by these Terms of Service (“Terms”). If you do not agree, please do not use our services.
These Terms constitute a legally binding agreement between you and Chara Cleaning Services. We may update these Terms from time to time; continued use after changes constitutes acceptance.
2. Services We Provide
Chara Cleaning Services provides residential and commercial cleaning services in the Denver, Colorado metro area, including but not limited to:
- Standard / maintenance cleaning
- Deep cleaning
- Move-in / move-out cleaning
- Airbnb / short-term rental turnover cleaning
- Post-construction cleanup
- Commercial / office cleaning
Specific inclusions and exclusions for each service type are described on our website and confirmed in your booking confirmation. We reserve the right to modify, suspend, or discontinue any service at any time with reasonable notice.
3. Booking & Scheduling
Making a booking
Bookings may be made through our website, by phone, or via email. A booking is confirmed once you receive a written confirmation from us. We reserve the right to decline any booking request at our discretion.
Recurring bookings
If you choose a recurring schedule (weekly, bi-weekly, or monthly), each appointment in the series is subject to these Terms. You may pause or cancel a recurring series with at least 48 hours' notice before the next scheduled visit.
Cancellations & rescheduling
- 24+ hours' notice: Cancellations or reschedules made at least 24 hours before the scheduled start time are free of charge.
- Less than 24 hours' notice: A cancellation fee of $50 (or 50% of the service price, whichever is less) may be applied to cover the time reserved by your cleaning professional.
- Same-day cancellation / no-access: If our team arrives and cannot access the property (locked out, no entry code provided, aggressive pet, etc.), the full service fee may be charged.
Your responsibilities before a visit
- Ensure safe access to the property (key, code, or someone present)
- Secure or remove pets from cleaning areas
- Remove valuables and irreplaceable items from surfaces to be cleaned
- Disclose any hazardous materials (mold, biohazard, chemical spills) — we may decline or add fees
4. Pricing & Payment
Pricing
All prices are quoted in US dollars. Quotes provided via our website estimator are good-faith estimates based on the information you provide. Final pricing may be adjusted if the actual condition or size of the property differs significantly from what was described.
Payment methods
We accept major credit and debit cards processed securely through Stripe. Depending on the payment option selected at booking:
- Pay at booking: Full payment is charged when your booking is confirmed.
- Card on file: Your card is saved securely via Stripe at booking time. You will not be charged until after your service is completed (or as stated in your confirmation).
- Invoice: An invoice will be emailed to you after the service, payable within 7 days.
Late payments
Invoices unpaid after 14 days may incur a late fee of 1.5% per month on the outstanding balance. We reserve the right to suspend service for accounts with overdue balances.
Recurring discounts
Recurring service discounts (weekly: 20%, bi-weekly: 15%, monthly: 10%) are applied as long as the schedule remains active. Pausing or cancelling a recurring series forfeits any accumulated discount.
5. Our Service Guarantee
We stand behind the quality of our work with a 100% Satisfaction Guarantee. If you are not satisfied with any aspect of your cleaning, contact us within 24 hours of service completion and we will return to re-clean the area in question at no additional charge.
The guarantee applies to the specific cleaning tasks included in your selected service type. It does not cover pre-existing damage, stains beyond our cleaning capability, or conditions not disclosed at the time of booking.
6. Property Access & Safety
By booking a service, you represent that you are the owner or authorized occupant of the property and have the right to grant us access. You agree to:
- Provide accurate access instructions (door codes, key box location, parking instructions)
- Ensure the property is safe and free from known hazards
- Disclose any areas or items that should not be cleaned or touched
Our team members reserve the right to leave a property if they encounter unsafe conditions, aggression, or situations that pose a health or safety risk. In such cases, the full service fee may be charged.
7. Damage & Liability
Our liability
All Chara Cleaning Services team members are fully insured and bonded. If damage occurs due to our negligence, please report it within 48 hours of your service. We will investigate and, where warranted, file an insurance claim or arrange repair or replacement.
Limitations
- We are not liable for damage to improperly installed fixtures, fragile items not disclosed prior to service, or pre-existing damage.
- We are not liable for items left in areas specifically requested to be cleaned (e.g., items on counters).
- Our maximum liability for any single incident shall not exceed the total amount paid for the service in question.
Your belongings
We recommend securing or removing irreplaceable, fragile, or high-value items before our team arrives. While our team is trained to handle belongings with care, Chara Cleaning Services is not responsible for loss or damage to items that were not disclosed prior to service.
8. Our Team & Non-Solicitation
Our cleaning professionals are employees or authorized contractors of Chara Cleaning Services. You agree not to directly hire, solicit, or engage any Chara Cleaning Services team member for cleaning or household services outside of our platform for a period of 24 months from the date of their last visit to your property.
Violation of this clause may result in a referral fee of $1,500 being invoiced to you.
9. Intellectual Property
All content on our website — including text, graphics, logos, and software — is owned by Chara Cleaning Servicesor licensed to us. You may not reproduce, distribute, or create derivative works without our prior written consent.
10. User Conduct
When using our website or services, you agree not to:
- Provide false or misleading information in any booking or communication
- Harass, threaten, or abuse our team members or staff
- Attempt to access our systems without authorization
- Use our website for any unlawful purpose or in violation of any applicable laws
We reserve the right to refuse service, suspend access, or terminate your account for violations of these standards, without refund.
11. Dispute Resolution
Informal resolution
Before filing a formal dispute, we encourage you to contact us at hi@characleaning.comso we can attempt to resolve the issue informally. Most concerns can be resolved quickly and to everyone's satisfaction.
Governing law
These Terms are governed by the laws of the State of Colorado, without regard to its conflict of law provisions. Any disputes not resolved informally shall be subject to the exclusive jurisdiction of the state and federal courts located in Denver County, Colorado.
Class action waiver
To the extent permitted by law, you waive any right to bring disputes as a class action, collective action, or representative proceeding.
12. Disclaimer of Warranties
Our services are provided “as is” and “as available.” We make no warranties, express or implied, that our services will meet your specific expectations, be error-free, or be uninterrupted. To the fullest extent permitted by applicable law, we disclaim all implied warranties, including merchantability and fitness for a particular purpose.
13. Limitation of Liability
To the maximum extent permitted by law, Chara Cleaning Services shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or relating to your use of our services. Our total liability to you for any cause of action shall not exceed the total amount you paid us in the 90 days prior to the event giving rise to the claim.
14. Changes to These Terms
We may update these Terms at any time. We will notify you of material changes by email (for customers with an account) or by posting a notice on our website at least 14 days before the new Terms take effect. Continued use of our services after that date constitutes your acceptance.
